The Avon Park townsite passed through no federal land patent
A search of federal land patent records covering the two townships that contain Avon Park — Townships 33 South and 34 South, Range 28 East, Tallahassee Meridian — found sixteen patents issued between 1891 and 1929, and none at all in Section 22 of Township 33 South, the section containing the town’s core.[blm-glo]
Data obtained directly from the BLM General Land Office Records API corroborates this negative finding. While nearby sections hold patents—such as James H. Thompson (1891), Charles J. Williams (1893), and Albert E. Bennett (1895) in Section 10, and Katie Wilson (1910) in Section 30—Section 22 returned exactly zero patents.[blm-glo]
What this means. The land the town was built on did not pass from the federal government to private hands by homestead entry or cash purchase. It must have come by another route: a state land grant through Florida’s Internal Improvement Fund, a railroad or canal land grant, or a swamp and overflowed lands conveyance. Those transfers are recorded at the state level, not the federal, and the Bureau of Land Management’s records will never show them.
Why it matters practically. Anyone tracing the origin of the townsite, or trying to establish how Oliver Crosby’s Florida Development Company acquired the ground, will waste time in federal land records. The trail runs instead through the State Archives of Florida’s Internal Improvement Fund records and the DeSoto County deed books at Arcadia, where transactions before 1921 were recorded.
A search note. The federal land records portal indexes Florida land by modern county, so the Avon Park area returns under Highlands County, not the historic DeSoto County. A search by township and range is more reliable than a search by county name for anything in this area.
