Southside Park Company
The Southside Park Company was a residential holding and development corporation in Avon Park, Florida, created by local businessman Charles Grover Metcalfe Sr. (1911–2004). The company platted and managed the Southside Park subdivision in Avon Park.
Corporate history
According to the Florida Division of Corporations, the Southside Park Company was filed on February 7, 1947 (Document Number 150037). Its principal and mailing addresses were located at 13 Lake Byrd Boulevard in Avon Park, which was the Metcalfe family residence. Following Charles Metcalfe’s death on August 26, 2004, his daughter, Cynthia Metcalfe Gross, became the registered agent for the company. The corporation remained active until September 23, 2011, when it was administratively dissolved for failing to file an annual report [sunbiz-150037].
Charles Grover Metcalfe Sr.
Charles Grover Metcalfe Sr. was a prominent Avon Park community figure and businessman. He operated Metcalfe Hardware on Main Street for many years and managed several local citrus packing businesses. Metcalfe served as the president of the Avon Park Chamber of Commerce, was a member of the local Rotary Club, and was recognized as the Avon Park Citizen of the Year [metcalfe-obit-2004].
Hopewell School parcel deed
The Southside Park Company is documented in the chain of title for the former Hopewell School parcel (100 Ernest E. Sims Street). The property’s legal description cites the “Southside Park” subdivision. In 2009, Southside Park Co. executed a quitclaim deed transferring its interest to the Mid-Florida Center for Mental Health & Substance Abuse Services for $0 (Highlands County Official Records Book 2184, Page 538). This transaction, overseen by Cynthia Metcalfe Gross, likely served as an administrative clearing of title—such as the release of an old reversionary interest or easement tied to the original Southside Park subdivision plat—before the Mid-Florida Center sold the property to the Redlands Christian Migrant Association (RCMA) for $275,000 the same day.
